My team lead will look over the application and we will be contacting you with the next steps as soon as we are done reviewing. A few side notes for now will be some do's and don'ts.


Don't apply for new credit, don't sell a car or get a new car, don't make large deposits or cash deposits into your asset accounts unless we discuss it together first. Don't quit your job or change jobs. Don't schedule moving dates or give your landlord notice until we talk about those details as well. Do start gathering income and asset documents such as W2s if you are employed, tax returns for 2 years if self-employed, most recent mortgage statement, paychecks for the last 2 pay periods, and so on. We will definitely give you a more detailed list but these will be the types of things we will want you to be ready to upload into the MyMortgage site you just applied on and set up your user ID and password so don't forget what password you used. Congratulations on the funding of your loan!

We have now sent the loan funds to the title company to complete your new home loan. Either the same day or the next day is when it goes on record or "records" with the county with the official new vesting for the deeds, the new loan number is official, and so on. Typically, There isn't anything you need to do at this time except celebrate! If you are coordinating move-in times, reach out to your realtor and find out when you can get the keys! Hey there, happy loan anniversary! I hope you and your family are doing well and please let me know if you have any questions regarding your mortgage or anything at all. I've evaluated your current loan and there is no opportunity to get a lower interest rate as you probably heard that interest rates are higher now so you lucked out! Congrats to you for acting on that dream. And, please keep in mind for any friends and family that you talk to you, it has quickly turned into a buyers' market and I have found workarounds for the interest rate changes with various buydown products and options. We've done seller credits instead of price reductions and a few other strategies that I've implemented. There's a deal to buy real estate in every single market so please keep me in mind we are always honored for your referrals and will take excellent care of them. Hi, it's Tiffany and team Tiffany Rose. This is a heads-up that you will be receiving disclosures within the next 24 to 72 hours.  These disclosures are sent out to assure that we are staying compliant and keeping you informed on how the numbers look and the structure as it stands right now.  Now please keep in mind that this is huge... I have found that most clients turn right to the page on the bottom right that has the total closing costs which is the biggest lump sum number out of any of the line items.  It is very important that you don't have a panic attack and assume that your lender is charging you thousands of dollars. When you look at the breakdown of what all of that number includes it will be things like property taxes and home insurance for six to eight months typically if you have chosen what is called an escrow or impound account.  that will make the number look much bigger because these are recurring closing costs that you will always pay on your home however we collected up front to make sure there's enough available for the next disbursement of property taxes.  There will also be mortgage interest per day collected during the month that we close. For example, if we close on May 6th then you do not have a mortgage payment typically until July 1st because all of June's interest per day will be collected on July 1st. However, May 6th through May 31st mortgage payment broken down on a daily calculation needs to be accounted for so that number will be in the lump sum.  There will also be an estimate for your annual home insurance policy. In order to stay compliant we have to estimate a calculation however typically it is much larger than what you will end up getting for a home insurance quote. If you have already provided us with an estimate then we will be adding that at some point very soon.

Please also keep in mind that these disclosures are on a timeline and must be issued regardless of where we are at in the process Of possibly negotiating purchase price or various other things. For example, if the compliance department is preparing your disclosures and you just had a conversation with me that you decided to put 20% down instead of 10% down or that you're getting gift funds, or that now you want property taxes and insurance included instead of separate then have No Fear my team will take excellent care of you and making the changes it simply could be that it's similar to two ships passing in the night where these are being issued and compliance isn't aware of the changes we just discussed on the phone or an e-mail you may have sent.

 

I give you this heads-up kind of videos throughout the process because I want to make sure that this is as least stressful as possible and I love helping my clients work through the process without feeling overwhelmed or that there was no warning uncertain steps that we can set expectations on. Now I can almost guarantee that there will be unforeseen documents or date changes or things happen because that's just the way the process is when refinancing or buying a property and that is why it takes time to close instead of buying a house within 24 hours, even cash offers go through its process and takes longer than one day. My team is here to help you every step of the way if you see anything that doesn't look correct or if you have questions. My old boss used to say at the end of every meeting, any comments questions concern complaints? So I am here to answer any of that for you and please be on the lookout for the loan estimate and closing disclosure when that gets issued. And remember, before you call your realtor and say that your lender is charging you 10s of thousands of dollars, please look at the line item breakdown and the escrow charges and title insurance and all of the above.  Let's have fun and create thousands of dollars in real estate in the awesome investment you are making.
