I hear clients all of the time ask why the underwriter cares about the income when they have "plenty of money in the bank" or "why do you care about this or that when I am putting 50% down" The answer is, that we look at assets, income, appraisal value, credit score and other things that all have to be within that products guideline. Back before 2008, you could get a loan with no income or asset verification of your credit score was excellent. Luckily Ive found ways to make it easier to qualify if one of those requirements I mentioned are not exactly meeting whats needed. Rather than attempting to tackle every obstacle alone, you can hire a virtual assistant to do the 2023 technical stuff that we can get hung up on and that can pull us away from our clients and build a strong network of experts in related fields that know about things that maybe isn’t your strong suit. Debt to Income Ratio

Debt to income ratios are important and us lenders use this to determine your max monthly outgo you can have to qualify. Let’s do easy math so an income of $100,000 per year gives you $8k per month. Most products can go about 43-55 percent of that for total mo outgo. Let’s assume you have no car payment, credit cards or student loan debt bc we do count that but let’s keep it simple.

Let’s say we chose a program where the max DTI is 50 %. So 50 % of 8k is $4k per month and that is the max your total (PITI) can be. Talk to a mortgage lender FIRST before you find your dream home and call an agent. My team helps get the money for the house and calculate what’s possible:

Loan is CTC

All right, so your loan is ctc. So congratulations. But what does that mean? It means that your loan is cleared to close. It means that the underwriter has signed off pretty much all of the income asset docs blown through any red flags or potential red flags. However, know that there's always going to be a list of items that are still needed all the way through until the end of the loan closing. So we might verify employment again. We might need thing little things here and there. We might be changing over the insurance company.
So please, do not move money around. Buy a helicopter. Talk to me first before you do anything. Make any financial moves. And here's what happens next. The underwriter will put the loan docs in the queue. The doc drawer will draw the docs, send it to the escrow title company. They will drop their loan estimate.
Send it to me. I'll give it my blessing. And then a notary will be cleared to be called to coordinate you for whatever's convenient. If we're on a tight timeline, we've probably already been in tight communication. And you can sign wherever you like that's convenient for you. So they will not just show up. And most importantly, congratulations on another milestone. Almost done.
